Sandarac Newsletter Fall 2009

 Sandarac Condominium Owners,

             I hope everyone had a wonderful Thanksgiving. In spite of the problems with our economy, it’s almost paradise at The Sandarac. Since our last review, the following has been accomplished here:

             We terminated our contract with Detali & Associates as of November 9, 2009; and entered into a new management agreement with Tia Preece who has started her own company, Preece & Associates LLC.  The office contact number remains the same for both office and after hour emergencies which is (239) 765-6080. Also, enclosed in this mailing is an Owner Update. Please fill out and return to The Sandarac office. Without a lot of detail, suffice it to say that Detali’s performance deteriorated during the summer to a point where the Board elected to replace their services. Tia introduced us to Gulf Breeze Management LLC who will perform the financial work for the The Sandarac Association. Gulf Breeze manages condominiums in Bonita Springs and can give Tia back up support if ever needed. Todd Serviss has been hired to do our maintenance work; and Joel Pupo’s company is doing our cleaning functions. Each has their own company which will eliminate the association’s obligation to with hold taxes etc. This is a definite advantage both from an economic and liability stand point. The cost for our maintenance and cleaning are below what we were paying Detali and the performance is 100% better. For a change, people here have smiles on their faces.

The pool, its surrounding fence and its furniture are first class and look great.

You will be pleased with the renovation of our landscaping. The new plantings and flowers made a much needed improvement to our property. Thanks again to our Landscaping Committee.

There has been nothing but compliments for the renovation and decorating in the social room. We are most thankful to Michelle Marker’s decorating committee; Chuck Morrison’s construction work; Frank Schilling’s efforts in the installation of new windows and Nancy Stearn’s  furniture donation. We held our first opening party November 19th-fun was had by all as we toasted the Grand Opening.

Again, the Board has elected not to construct a new office for the Association. May I say, it is a shame we could not complete the renovation of our total facilities.

At our last Board meeting, the Board passed a set of rules and regulations governing the Association. A copy of the rules is attached to this letter. PLEASE READ THEM. The Board intends to enforce compliance. We live in a close environment where our actions affect others. Owner’s deserve and need to have consistent observance of these regulations.

We are in the process of renewing our contract with Gulf Coast Cabana’s who maintains our beaches. Without their effort I am sure our beach would look like the area south of the Holiday Inn.

We would appreciate our committee’s consideration of their activities for the ensuing fiscal year commencing March 1, 2010 so that we can budget for their proposed expenses. Please feel free to talk to our Treasure Mike Murphy if you have questions.

Finally, I again wish to emphasize the importance of each owner carrying insurance on their Unit. Remember if your Unit is damaged from an outside source such as water from floors above your unit, you are solely responsible for the cost of repairs including emergency work to protect your unit from further damage. Also, Florida Law now requires condominium owners to carry insurance.
