Just so you don't forget about the Sandarac, I would like to review with you what has happened over the past several months.

1.                  Let us first welcome our new owners Cindy and Thomas Broderick, Unit 306 and Angelo Riccobono Unit 808. We look forward to meeting you in the fall or winter!

2.                  Attached is a survey which we would appreciate your completing and mailing it back to Tia.

3.                  For the first time in years, we did not wait until the last minute for our insurance company to give us its bid for a new policy.  We secured bids from a number of reputable companies.  Our Company immediately forwarded its bid when it heard what we were doing.  Upon a complete review of the bids and interviews (including our original company), we selected Gulf Shore Insurance Company based not only on price but also the service and operational program it offered.  Our insurance agent is Tammy LoVecchio and her telephone number is (239) 430-7533.  If you need a flood certificate contact her directly.

4.                  The elevator committee consisting of Frank Shilling and Steve Marker did not leave any unturned leaves when investigating contractual service programs.  After reviewing a number of proposals for servicing and replacing our elevators, they determined that we have considerable years in which we will be able to use our existing equipment making repairs as required but without six figure expenditures.  The committee is negotiating a new elevator maintenance program for the Board's review and possible acceptance.

5.                  As you can appreciate, we continually have issues with Hotwire.  Please report all issues directly to Hotwire at 1-800-355-5668 and if you are not satisfied call Tia.  All calls are tracked by Hotwire and when reported - this can help pin-point additional issues.  Evidently we are in some sort of "No Zone" for recovering their signals.

 

6.                  Bicycles continue to be a problem - our storage facility is probably sufficient to house our owners' bikes but not the many bikes which are clearly abandoned and cannot be identified as belonging to an Owner.  If you own a bike and its being stored in the Association's facility, please contact Tia and register your bike before August 30, 2010.  All bikes which are not registered by that time will be given to the police who have a program for repairing bikes and giving them to needy children.  This is our last and final call so please cooperate.

7.                  We implore you to abide by our parking regulations and use your designated parking areas and not the parking areas in front of the Building.  Further, all rules regarding rental of your units must be complied with!  If someone is in your unit and does not register as a guest with Tia, she has no alternative but to treat them as renters, who must comply with our rules regarding their rights and obligations.  All Owners are responsible for the actions of their guests or renters, so please inform them of our regulations.

8.                  Twilla Steele, as chairwoman of our social committee, requests that you volunteer and sign up to participate in the Saint Patrick's Day Parade next year.  Last year was our first entry in the parade and those who participated had a great time!  No, you do not have to be "Irish".  Also please sign up to sponsor a social party - there are also other activities planned so please call Twilla or Tia when you arrive (we need your help!).

9.                  Steve Marker has also been devoting a part of his summer investigating our sanitary sewer problems so that we can avoid any "back-up" incidents.  In conjunction with Building "B", we have engaged a plumber to investigate and determine the capacity of our man-hole at the street.  Steve has determined that Building B is also discharging into our man-hole and will probably have to remove their line and discharge into a separate man-hole in the street.  He is investigating our line from the Building to the street to determine whether it can be cleaned or will have to be replaced.  Steve will report his findings to the Board who will then act to rectify the situation (this means "find the money").
